You have a signed job offer, savings for the move, and no German rental history. The apartment application still asks for three payslips and a SCHUFA report. What do you send?

Explain what is missing and offer evidence that answers the landlord’s concern: whether you can reliably pay the rent. A new arrival can rent without a long German credit history, although each landlord decides which alternative evidence to accept.

Replace the missing evidence with something useful

The federal government’s housing guide for international arrivals identifies employment contracts, employer letters, home-country bank references, and, in some cases, a guarantee from a relative in Germany as possible alternatives. None guarantees an accepted application.

What you do not have yet

Evidence worth discussing

What to explain

German payslips

Signed employment contract and employer confirmation

Start date, salary, and whether employment has begun

Established German credit history

Home-country bank reference or other credit evidence the landlord accepts

You recently arrived and have little German history

Current employment income

Relevant savings evidence and a clear explanation of how rent will be funded

Which funds are available for housing

A German former landlord

A reference from your previous landlord

Length of tenancy and payment history

The savings and landlord-reference options above are suggestions for discussing your circumstances, rather than documents a landlord must accept. A previous landlord’s reference is also voluntary: Berlin’s data-protection authority explains that a certificate confirming no rental arrears cannot be made a mandatory condition, because former landlords are not obliged to issue one. Ask what would help before sending a large file of financial records.

If your job starts after you arrive

Ask your employer for a short confirmation of the role, contractual salary, and start date. Your contract may already contain everything, but a clear letter can make a foreign applicant’s situation easier to assess. If the employer offers relocation help, ask whether it can introduce you to housing providers accustomed to new arrivals.

Be clear about probation and any conditions attached to the offer. A landlord who discovers a qualification later may lose confidence in the rest of the application.

If you are arriving without a German job

Make the funding explanation specific to you. An Opportunity Card applicant using savings has a different situation from a freelancer with existing clients or a household supported by one spouse’s salary.

You could provide a short cover note stating your move date, household size, intended rental period, and proposed evidence of funding. Avoid presenting a U.S. credit score as a direct replacement for a German credit report; ask whether it is useful to that landlord.

Keep the first message short

Here is an example to adapt:

“We are relocating from the United States and are looking for a long-term home from [month]. My employment with [company] begins on [date]. I do not yet have German payslips or an established German credit history, but can provide my signed contract and an employer confirmation. Would those documents be suitable for your application process?”

For an initial inquiry, you do not need to attach your passport, complete bank statements, and every page of your employment file. Berlin’s data-protection authority explains that financial information and supporting proof belong at different stages of the rental process. Supporting income and credit documents are generally for the stage just before a tenancy is concluded, after the prospective tenant has been selected.

Prepare the documents in advance, then share the relevant evidence through a verified contact when it is needed. Redact unrelated transactions and other information that does not establish your ability to pay.

A guarantor or larger deposit?

A guarantor may help in some cases, but it gives another person a real financial obligation. Ask what form of guarantee is proposed and have the terms reviewed before anyone signs. A casual promise from a friend is unlikely to resolve a landlord’s concerns.

Do not automatically offer six months’ rent as a security deposit to compensate for missing SCHUFA history. For ordinary residential tenancies, Section 551 of the Civil Code generally caps the deposit at three months’ rent excluding operating costs. A cash deposit can be paid in three equal monthly installments, with the first due at the start of the tenancy and the next two alongside the following rent payments. Combining a deposit and a required guarantee can raise further questions about that limit.

When temporary housing is worth the extra move

A furnished rental can give you time to attend viewings, start work, and collect your first payslip. Compare the full cost, including service charges, cleaning charges, and any overlap with a later lease. A short booking that expires before you have a realistic chance of finding another place can add pressure to the search.

Before booking, ask whether you can use the address for Anmeldung and who will provide the Wohnungsgeberbestätigung. A reservation receipt or rental contract does not replace that confirmation. Our temporary-housing Anmeldung guide covers the differences between furnished rentals, sublets, and hotels.

Treat requests for viewing fees, money to release keys by courier, or an urgent transfer to an unverified person as reasons to stop and investigate. The federal housing guide specifically warns against advance-payment scams. Verify the property, the person offering it, and the terms before transferring funds.

Our first thirty days guide covers the other arrival tasks, while the Germany residence-permit guide for Americans explains the immigration application that follows.
